JUNK RESPONSE ANSWERS

Straight answers about junk removal, cleanouts, demolition, and difficult properties.

This is the practical reference for how Junk Response prices work, what we handle, when cleanout labor applies, what requires specialist review, and how we approach commercial and property-ready projects across Massachusetts.

Quick answers

How is ordinary junk removal priced?
By simple truck-volume tiers: minimum pickup, 1/4 load, 1/2 load, 3/4 load, and full load. Cleanout labor is added when the crew must retrieve material from inside the property.

Can I get an estimate from photos?
Often, yes. Clear photos showing the whole area, a second angle, large items, and the loading path can be enough for an ordinary-junk estimate.

What makes a job specialty work?
Contamination, rodent droppings, feces, bodily fluids, needles, chemicals, active infestation, strong odors, dense debris, demolition, or other conditions that change handling, labor, risk, or disposal.

Do you work with commercial properties?
Yes. Property managers, brokers, investors, asset managers, facilities teams, contractors, estates, and recurring portfolios are a major part of the Junk Response model.

Pricing & estimates

How much does Junk Response charge for ordinary junk removal?

Our current launch pricing for ordinary, non-contaminated junk is $300 minimum pickup, $600 for 1/4 load, $900 for 1/2 load, $1,200 for 3/4 load, and $1,500 for a full load. Weight, material type, special disposal items, and unusual conditions can affect pricing.

Why do you use only quarter, half, three-quarter, and full-load pricing?

Furniture and household junk do not stack neatly. Odd shapes, voids, bulky items, and safe loading make very small fractions misleading. Four simple tiers are easier for customers and crews to understand and more realistic in the field.

When does cleanout labor get added?

If items are not staged where the crew can load directly, and our technicians must enter the property to retrieve, sort, bag, dismantle, or carry contents, cleanout labor applies.

What is the cleanout labor rate?

Cleanout labor is currently $140 per worker-hour. A standard two-technician crew is $280 per hour, with a one-hour minimum when cleanout labor applies.

Do stairs, elevators, and long carries cost extra?

They usually affect the amount of labor time rather than creating a list of small access fees. Difficult access, sorting, bagging, disassembly, and long carries are reflected in the expected crew time.

Can a price change after the estimate?

Yes, if the actual quantity, material type, access, weight, contamination, or property conditions materially differ from what was shown or described. For photo estimates, the goal is to identify those variables before the crew arrives rather than surprise the customer later.

Do you charge less for repeat commercial customers?

Not automatically. Qualifying commercial accounts may earn Preferred Vendor Pricing when recurring volume creates real operational efficiency. Discounts are based on the relationship economics, not simply on being a repeat customer.

Photos, scheduling & the job process

Can Junk Response estimate a job without visiting the property?

Many ordinary junk jobs can be estimated from good photos. Complex cleanouts, demolition, dense materials, contamination, or uncertain access may require more photos, video, a phone review, or an inspection.

What photos should I send?

Send at least four useful views: the full area, the opposite angle, large or unusual items, and the loading path. For larger jobs, additional photos showing adjoining rooms or hidden depth are helpful.

Why do you need access photos?

Truck position, stairs, elevators, long carries, narrow doors, interior hallways, and parking can materially change labor time. Showing access helps us estimate the job more accurately.

What happens after I send photos?

We determine whether the job fits ordinary volume pricing, needs cleanout labor, contains special disposal items, or should move into demolition or specialist review. Clear ordinary jobs can move quickly; uncertain jobs receive human review rather than a guessed price.

Do you offer same-day service?

Same-day or rapid service may be available depending on location, scope, crew availability, disposal requirements, and the time the request is received. We do not promise same-day availability on every job.

What should I have ready before the crew arrives?

Identify what is staying and what is going, provide access instructions, secure pets, disclose any contamination or hazardous materials, and make sure the person approving the work can be reached if the scope changes.

What we remove

What counts as ordinary junk?

Typical household and commercial contents such as furniture, boxes, bagged household goods, ordinary appliances, shelving, office furniture, garage contents, basement contents, move-out items, and similar non-contaminated material.

Do mattresses and appliances cost extra?

Some items can carry additional handling or disposal charges, including mattresses, refrigerant appliances, electronics, tires, propane cylinders, and certain oversized or unusually heavy items.

How do you price heavy junk?

Heavy mixed loads can be priced above standard household volume rates because the truck may reach its safe weight limit before it reaches its visual volume limit. Dense debris is handled separately.

Do you take concrete, brick, dirt, shingles, or tile?

Those materials are dense and are not automatically priced using ordinary household-junk volume rates. We review the quantity, weight, access, disposal route, and truck payload before quoting them.

Do you remove items from basements, attics, and upper floors?

Yes, when the access can be handled safely. Interior retrieval becomes cleanout labor and the estimate reflects stairs, carry distance, disassembly, sorting, and other access factors.

Contamination & specialty conditions

What happens if there are rodent droppings?

The job may move out of ordinary junk pricing because removal can disturb contaminated dust and surfaces may need specialty cleaning. We review the extent of contamination, contents, access, cleaning scope, PPE, and disposal requirements.

Can you clean after the junk is removed?

Yes. Post-removal cleaning can include detailed cleaning, HEPA-detail work where appropriate, deodorizing, disinfection, and other approved property-readiness work.

What conditions require specialist review?

Examples include significant rodent contamination, human or animal feces, bodily fluids, needles or sharps, decomposition, unknown liquids, chemicals, active infestation, severe hoarding conditions, and other situations where handling or disposal changes materially.

Why not price contaminated junk like normal junk?

Because the cost is not just truck space. PPE, containment, labor pace, handling method, cleaning, disposal requirements, documentation, and exposure risk can all be different. Treating specialty work as ordinary hauling can create unsafe work and inaccurate pricing.

Selective demolition

What kind of demolition does Junk Response perform?

Our focus is selective demolition and removal tied to property cleanouts and readiness: sheds, decks, fences, hot tubs, play structures, cabinetry, flooring, vanities, fixtures, nonstructural finishes, abandoned build-outs, and similar scoped work.

Is demolition priced by truck volume?

No. Demolition is priced around labor, construction type, access, equipment, disposal weight, cleanup, and any special project requirements. Photos can start the process, but demolition pricing receives human review.

Can you demolish and haul everything away?

That is one of the main advantages of the service. Where the scope is appropriate, demolition, loading, hauling, disposal, and final cleanup can be combined under one job.

Commercial property services

Who do you work with commercially?

Property managers, landlords, brokers, real-estate investors, REO and asset managers, banks and their vendors, warehouses, facilities teams, contractors, restoration firms, estates, fiduciaries, and other organizations responsible for properties.

What makes Junk Response useful to a property manager?

The value is reducing coordination. One request can cover contents removal, interior cleanout labor, difficult-condition escalation, selective demolition, post-removal cleaning, before/after documentation, and invoicing tied to a property or job number.

Can you provide a W-9 and certificate of insurance?

Yes, commercial accounts can request vendor documentation including W-9 information and certificate-of-insurance support.

Can invoices include property, unit, work-order, or PO numbers?

Yes. Commercial workflows can include property, unit, job, work-order, or purchase-order references when supplied by the customer.

What is the Preferred Vendor Program?

It is a commercial-account program for relationships with sufficient annual volume or spend, satisfactory payment history, and good operational fit. Benefits can include streamlined administration, account history, priority scheduling where practical, documentation support, and preferred standard-volume pricing.

What currently qualifies for Preferred Vendor consideration?

Our working launch threshold is approximately 12 or more completed jobs per year or $15,000+ in annual spend, subject to payment history, account behavior, and operational fit. Larger portfolios can be evaluated separately.

Service area

Where does Junk Response operate?

Our core coverage includes the Merrimack Valley, North Shore, Greater Boston, and surrounding Massachusetts communities. Larger commercial, demolition, portfolio, and specialty projects may justify broader travel.

Will you travel outside the listed towns?

Potentially. Send the address and scope. Travel decisions are based on job size, scheduling, route efficiency, project type, and whether the work is residential, commercial, specialty, or demolition.

Property solutions & as-is sale possibilities

Does Junk Response buy houses?

Junk Response itself is primarily a property-service company. In certain qualified situations, a distressed or difficult property may be evaluated for a potential as-is purchase by an affiliated or third-party real-estate investment entity or investment partner.

Do I have to sell the property to use Junk Response?

No. Cleanout, demolition, cleaning, and property-readiness services stand on their own. A possible property-purchase discussion is separate and optional.

What kinds of properties may fit an as-is review?

Potential examples include inherited properties, distressed properties, homes with significant contents or deferred maintenance, time-sensitive transfers, and situations where an owner values a simplified as-is resolution. Not every property will qualify and nothing on the site is a binding offer to purchase real estate.

Why these answers are specific

Junk Response is built from real operating experience in junk removal, full-property cleanouts, specialty cleaning, rodent contamination, hoarding, odor work, and difficult-property conditions. We publish our working rules so customers, commercial partners, and search systems can understand how we actually approach a job instead of relying on generic junk-removal language.

Pricing, equipment, disposal requirements, and service policies can change as the business evolves. Current estimates and written job scopes control over general website examples.
